What to check before you sign

You are not really buying shingles. You are buying four days of somebody else's workmanship, and hoping the company still exists when you need the warranty.

Step 1 of 6

What best describes your home?

Different buildings need different crews, so this is the first thing a roofer asks.

No cost to you. Contractors pay us, you do not.

Compare scope, not totals

A cheaper number for less roof is not a better price. Ask the lowest bidder which items on the other quotes they have left out, and why they think you do not need them.

Get everything in writing, including the unknowns

Anything agreed verbally will be remembered differently on day two. In particular, pin down the decking rate, the start date and the clean-up before you sign.

Check the licence yourself

A licence number on a business card is not a licence. Look it up, confirm the name on the licence matches the name on the contract, and check the status is active today.

Prefer somebody you could drive to

Ask where their yard is. Companies that follow storms across state lines do competent work and then vanish, which is fine right up until something needs putting right.

Ask for current certificates of insurance

Insurance certificates expire. A certificate dated eight months ago tells you what was true eight months ago. Ask for one issued this month.

Be careful with the deposit

Ten to thirty per cent is normal, often to order material. Full payment before work starts is not, and in several states it is not even legal. Hold the final payment until you have walked the job.

In short

Three quotes, three licence checks, three certificates of insurance. It is a dull hour that routinely saves five figures.

Related questions

Do I need a permit?

Almost certainly, for a full replacement. The contractor should pull it, and the fee should be a visible line on the quote rather than a surprise.

What does a new roof cost in Hawaiian Gardens?

For a typical Hawaiian Gardens home of about 23 squares, an architectural asphalt re-roof usually lands between $11,500 and $25,500. Tile, slate and standing-seam metal run well above that. The number moves on how many old layers come off, how much decking is soft underneath, and how easily a truck can get to the house.

Do you handle commercial buildings?

Yes. Commercial requests go to contractors who do low-slope and flat systems rather than to residential crews. Say so on the property question and it routes correctly.

Ready for a real number?

No cost, no obligation, and never more than three contractors.
